Services and contract terms for UBS clients

1. How is the cooperation between you and Brixel regulated?

We provide you with our website and related services for marketing and selling your property. The use of the website is free of charge and is subject to the General Terms of Use, which you can find at the following link: https://brixel.ch/terms. These Terms of Use also form an integral part of the contract when using the Brixel One service package. Also, this document contains further information and contractual terms concerning Brixel One.

2. What services do you get with Brixel One?

The Brixel One service package offers you comprehensive support for the marketing, in all phases of the negotiation, and the closing of the sale of your property. You can benefit from the following services for a maximum of 12 months from the date of the definitive order placement:

Consultation

  • We will conduct a personal consultation with you. Either via phone, video call, or on-site.
  • Also, you will receive support from our experts on further questions concerning the marketing and the sales process of your property.

Support with pricing

  • You will receive a full estimation report provided by IAZI.
  • On request, you will receive an additional evaluation of the selling price from your client advisor at UBS.

Digital preparation

  • You will receive a property website with its own URL, including integration into the Brixel market.
  • For an attractive presentation of your property on this property website, we create high-quality photos, a virtual 3D tour, and floor plans.
  • We organize a cleaning service to prepare your property for the photos and 3D tour.
  • We prepare your sales brochure as a PDF.

Advertising

  • We advertise your property for up to twelve months on Homegate.ch, ImmoScout24.ch (incl. automated advertising on aggregation portals as comparis.ch) and keep your listings up to date.
  • Also, we distribute your ad on our social media channels such as Facebook and Instagram.

Optional: Continuation of the advertisement

  • Optional: We continue the advertising on the mentioned portals and the advertisement maintenance on a monthly basis (separate monthly booking via email, or directly in the hub).

Optional: Conducting showings of the property by Brixel

  • Optional: We conduct the showings of the property for you with the interested party/parties.
  • We will charge you an additional CHF 3'000 for the execution of the showings.

Additional services (without additional costs)

  • Processing of all initial inquiries from potential buyers.
  • Coordination of showing appointments between you and your interested buyers.
  • Regular updates about the current status of inquiries, number of visits, etc.
  • Support for legal questions about your sale.

Support during sales negotiations

  • We actively coordinate between you and the prospective buyers.
  • We offer you and the prospective buyers initial advice on mortgage/financing issues.
  • We check all binding purchase offers as well as the creditworthiness of the prospective buyers.

Assistance in the conclusion of a contract of sale

  • We coordinate the notarization and transfer of ownership.
  • We provide an independent review of the purchase agreement.
  • We advise you on all aspects of real estate gains tax and calculate the provisional tax amount for you.

3. What are the costs?

The price for all the above services is a flat rate of CHF 11'900.

The optional continuation of the listing costs CHF 290 per month starting from the thirteenth month of the listing.

For the execution of the showings, we will charge you a flat rate of CHF 3'000. In this case, the total price for One increases to a flat rate of CHF 14'900.

All prices include VAT of 8.1%. There are no hidden additional costs.

4. When is there a binding obligation to pay?

After the complete creation of your property website and your sales documentation, you will receive a link by e-mail, through which you can examine both in the preview. A binding obligation to pay arises only when you are satisfied with the property website and the sales documentation in the version presented, and the deed of sale is signed by all parties and notarially certified, and you give us the definitive order for publication by a confirmation e-mail.

The full price of CHF 11'900 is only due after the signing of the purchase contract by all parties and its notarization. If we carry out the showings for you, this amount increases to CHF 14'900.

You will get an invoice with a 30 days payment period.

5. Is there a right of withdrawal?

You can withdraw from the contractual relationship at any time without giving any reasons until the definitive order is placed. In this case, you will not incur any costs. The same right is available to Brixel, i.e. Brixel can also withdraw from the contractual relationship without giving any reasons until the final order is placed, which means that Brixel's obligation to perform ceases to apply and no obligation to pay arises for you.

6. Do you commit to any exclusivity?

No. With Brixel you do not commit to any exclusive sales mandate. However, from Brixel's point of view, advertising by multiple agents makes little sense and can be detrimental to the sales success of your property. Brixel reserves the right to withdraw from this contract in case of multiple advertisings or sales mandates.

7. Transmission of data to UBS

By accepting these terms of contract you agree that your data (surname, first name, address, postal code, telephone number, e-mail address) is transmitted to UBS for reporting purposes. UBS will have access to the status assigned by Brixel for the properties that you want to sell (e.g. "registered", "reserved", "sold").

This consent can be revoked at any time, it being understood that such revocation may only be effective for the future. The revocation does not affect any data processing carried out prior to such revocation.

8. What about data protection?
